Beraban Luxury Lofts : What Tourism Figures Tell Investors
Explore what Bali’s tourism and hotel occupancy data reveal about the investment context for Beraban Luxury Lofts and its position within Seminyak’s hospitality market.
Beraban Luxury Lofts : What Tourism Figures Tell Investors
Bali welcomes millions of travellers each year. For investors in Beraban Luxury Lofts, the question is how that demand translates into stays in Seminyak, and where the project fits within this market.
Peak-season data offers a starting point. Beraban’s apartment-hotel concept and operating assumptions bring the picture into sharper focus.
More arrivals in July, higher occupancy in August
Between May and August 2025, BPS figures show rising occupancy across Bali’s star-rated hotels.

Across these four months, July recorded the most international arrivals. Hotel occupancy, however, reached its highest level in August.
The distinction lies in what each figure measures. Arrivals count incoming visitors; occupancy measures the proportion of available hotel rooms occupied. Someone arriving in late July, for example, may continue their hotel stay into August. Length of stay, accommodation choices, room rates and the supply of rooms can also influence the result.
These factors explain why the two indicators can move differently, although the figures shown do not establish the precise cause of this particular gap.
The annual comparison adds perspective. Despite increasing over the summer, occupancy in July and August 2025 remained slightly below the same months in 2024, by 1.03 and 0.62 percentage points respectively.
For investors, this makes it useful to look more closely at the properties serving that demand, the guests they attract and the accommodation they offer.
Beraban’s place in Seminyak
Seminyak has an established tourism scene, with restaurants, boutiques, beaches and wellness venues. Beraban will enter a market where existing properties already have loyal guests, reviews and reputations.
Its apartment-hotel concept is central to its positioning: the independence of an apartment with the services of a hotel.
The project includes studios, one-bedroom apartments, and one- and two-bedroom lofts. Depending on the layout, kitchens and separate living areas give guests space to prepare meals, spend time together or settle in for a longer stay.
Planned facilities include a swimming pool, dining venues, a spa, a gym and a kids’ club. Together, these features offer practical reasons to choose Beraban, whether travelling as a couple, with family or for several weeks.
Understanding the projections
The brochure’s “Built for Returns” table sets out the assumptions behind Beraban’s investment model. According to information provided by the team, these were developed with reference to comparable properties in Seminyak’s premium market.
The 80% occupancy figure is an assumption specific to Beraban. BPS statistics describe the past performance of star-rated hotels across Bali. Rates and occupancy at comparable properties in Seminyak therefore provide a more relevant reference for assessing this assumption.
Looking at the full year
Peak season reveals part of the market’s potential. Operations must also account for quieter periods, the property’s launch phase and running costs.
For Beraban, the task will be to turn its location, accommodation and services into bookings, then deliver an experience that brings guests back. That connection between market demand, the guest experience and day-to-day management is what gives the projections their context.
